R-I-C PREMIER PACKAGE: $50 one-time setup fee + 20% of first month’s rent at time of initial lease and lease renewal. 10% for each month thereafter.

• Collection of Deposits and Rents.
• Scheduled Showings of Property via Identity Verification and Owner Provided Lockbox
• Negotiate and Execute Rental Agreements on Behalf of Owner
• Lease and HOA Enforcement
• Semi-annual inspections.
• Picture Documentation – 25+ Pictures Signed and Dated by Tenant
• Quarterly & Annual Income & Expense Statements
• Syndicate Advertising w/ Map Link (Up to 6 small pictures): Google Base, Oodle, Backpage, HotPads, Vast, Kijiji, Rent-in-Colorado, Rent-in-Denver, Frontdoor, and Craigslist.
• On-line Tenant Screening – Verification of employment, references, and previous landlords
• Professional and affordable repair and coordination of the following: Electrical, plumbing, HVAC, painters, carpenters, roofers, flooring, landscaping and appliance repairmen.

• Monthly Income and Expense Statements

• Section 8 Tenant Administration
• Rent-to-Own Agreements

EVICTION SERVICES:

• $499 (Includes 3-Day Notice, Court Processing, and Sheriff Notice)
• $749 (Includes above + plus Court Appearance, Writ of Restitution Issuance, & Coordination of Removal w/ Sheriff)

TRASH-OUT SERVICES:

• Eviction Trash-outs - $75/hr (2 MOVERS)
• Cleaning & Trash-outs (Non-eviction) - Call for Quote!

COLLECTION SERVICES: 

• $75 and 10% of Settled Amount
• Court appearance - $75 and 60% of Settled Amount

WINTERIZATION SERVICES:

• Winterization w/ Anti-Freeze Treatment - $150
